
The proposed housing development Mackenzie Village (formerly Mackenzie Landing) is continuing through the council process.
Local developer David Evans has applied to the City of Revelstoke to add a comprehensive development zone (CD17) to the properties at 1750, 1800 and 1816 Nichol Road and for these properties to be rezoned to CD17.
These lots have been tagged for future growth in Revelstoke’s Official Community Plan and are currently zoned as single family residential and rural residential, a staff report states.
City councillors will consider the application at the city council meeting on Feb. 9 and if they approve a first and second reading, a public hearing will be scheduled for Mar. 8.
Mackenzie Village could add up to 1,100 units to Revelstoke’s housing market. This figure was brought down from its initial estimate of 1,580 after concern over too much density.
The housing development plans to include a variety of residential unit sizes and the final amount of each type will vary depending on popularity, although the overall footprint of the buildings will not change.
City staff have recommended that Evans be required to enter into a master development agreement with the city, which outlines the phases and associated works of the project, and to register a no-build covenant on the lots, which would be released only for the phase areas under a phase development agreement.
Latest recommendations before rezoning approved
- A civil engineer report on the future traffic impacts has been completed. If the application proceeds further a more detailed traffic analysis will be required as part of the recommended master development agreement.
- Mackenzie Village is proposed to be constructed in phases over 10 to 15 years. A civil engineer should design, review and provide a plan of what infrastructure will be required.
