Brief: Rezoning application for Big Eddy property including trailer park

Land owners are requesting a boundary adjustment to clean up property boundaries and combine three parcels of land.

A request for a possible rezoning is being put to the Advisory Planning Commission for their consideration and to provide comments and recommendations to Revelstoke City Council.

While the plan is still in its earliest stages, if it’s eventually approved by council, it would mean that a portion of the Big Eddy neighbourhood will be rezoned from its Mobile Home designation to Special Low Density Residential designation.

The portion of land in question is located at 775 Highway 23 South. The rezoning would facilitate a subdivision boundary adjustment between 775 Highway 23 South and 2206 Big Eddy Road to create a larger yard for 2206 Big Eddy Road.

The application is put forward by property owners James Phillips and Jacqueline Ann Phillips. The Advisory Planning Commission provide feedback to city council based on whether the proposed application is consistent with the policies of the Official Community Plan Bylaws and if the rezoning would facilitate a development form that’s compatible with this area.

The boundary adjustment would amalgamate three parcels of land at 775 Highway 23 South to a total size of 5.81 hectares and increase the size of 2209 Big Eddy Road to 0.333 hectares. The property owner owns both lots and is requesting the boundary adjustment in order to consolidate the property boundaries and have the existing mobile home park all on one lot with their own single family dwelling on a separate lot.

The proposed application details that the rezoning would result in a boundary adjustment only with no additional development or works to either of the properties.
